Nel caso in cui sulla piattaforma Internet di Deal Estate perviene un\u2019offerta di un acquirente (offerta vincolante) che accetta le condizioni di vendita dell\u2019offerente per un\u2019offerta immobiliare pubblicata su questa piattaforma, l\u2019offerente deve versare a Deal Estate un indennizzo (tassa di transazione). L'importo di questa commissione di transazione si basa sul prezzo minimo di acquisto richiesto dal fornitore per la relativa offerta immobiliare e ammonta allo 0,1% del prezzo minimo di acquisto piu\u0300 IVA all'aliquota attualmente in vigore.<\/h5>\n<\/div>\n\n\n\n

La tassa di transazione \u00e8 dovuta anche quando:<\/h5>\n\n\n\n

  1. un\u2019offerta vincolante perviene all\u2019offerente all\u2019esterno della piattaforma Internet di Deal Estate.<\/li>\n\n\n\n
  2. nonostante un\u2019offerta vincolante non si arriva a una stipulazione del contratto tra offerente e richiedente.<\/li>\n\n\n\n
  3. entro un anno dal momento in cui l\u2019offerente ha cancellato\/tolto la pubblicazione della sua offerta immobiliare sulla piattaforma Internet, viene trasmessa un\u2019offerta vincolante relativa a questa offerta immobiliare.<\/li>\n<\/ol>\n\n\n\n

    La tassa di transazione deve essere pagata entro 30 giorni dalla ricezione dell\u2019offerta vincolante e viene fatturata all\u2019offerente da Deal Estate in modo elettronico o tramite posta.<\/p>\n<\/div>\n\n\n\n

    Se l\u2019offerente non dovesse definire alcun prezzo di vendita minimo o se il valore differisce oltre il 20% da un \u201cvalore di rendimento semplice\u201c (canone d\u2019affitto netto nominale moltiplicato per 20), allora viene preso come base di calcolo per la tassa di transazione il \u201cvalore di rendimento semplice\u201d ridotto del 20%.
    Se per motivi specifici legati all\u2019immobile non dovesse essere possibile determinare il \u201cvalore di rendimento semplice\u201d, le parti definiranno insieme una tassa di transazione forfettaria.<\/p>\n\n\n\n
